Amplify Capital is leading the full-scale renovation of 35 Prioleau Street, a historic waterfront warehouse in Charleston, SC, originally constructed around 1814. This significant property once operated as a warehouse for the Port of Charleston, likely storing goods such as cotton during its early years.
Over the decades, it has adapted to various uses, including serving as a coffee roasting facility from 1938 to the mid-1960s. In the late 1950s, the building was transformed into the Colony House, a popular restaurant and event space, a configuration that largely remains today. Most recently, it housed the Harbour Club until it relocated in early 2020.
The building is currently in the design phase, with renovations scheduled to begin in early 2025 and completion anticipated by early 2026. Upon completion, the space will return to its roots as an event venue, offering a stunning setting for weddings and private events. This project will carefully preserve the building's historic character while revitalizing it for modern use, reintroducing new energy into Charleston’s historic French Quarter.
Amplify Capital will also support the building's owner in securing federal and state historic tax credits, as well as South Carolina Abandoned Building tax credits, to help offset renovation costs. This strategic coordination will ensure the project remains both financially viable and historically respectful, maximizing the value of the restoration effort.
