As real estate brokers, we locate properties that suit the needs of the project. Once contracted for purchase, Amplify will assist in analyzing the property through the due diligence process. Working with the investor, we will prepare the budget and the project timeline including all major milestones. We will assemble the team to design the facility and facilitate the entitlement and permitting processes with government entities and utilities.

Amplify will source contractors to complete the building of the facility and oversee the bidding and contracting for the project. We are available to help source lenders for the project and assist in closing on the property and the financing. Once ready for construction, Amplify will act as the owner's representative and manage the construction process through project closeout.

Due Diligence: Aquisition

One of the most critical parts of purchasing real estate is understanding what you are buying. At this point in the acquisition process you already know what you are paying for the property, now it's time to figure out what you are getting. 

Not just the land and a building, but what is under the ground and behind the walls. We assist our investors managing the due diligence process for them. Once the investor has determined which studies are appropriate for the particular property, Amplify will assemble the team of consultants and oversee the process and present the final reports. Often times the reports lead to further study and we will arrange for this as well.

Amplify has completed very straight forward due diligence studies with boundary surveys and Phase 1 environmental reports, as well as much more complex studies including wetlands delineations, Phase 2 environmental reports, property condition assessments, asbestos and lead surveys, and more.  

If areas of concern are identified, we also assist the investor in obtaining pricing to repair or mitigate the issues. We believe the due diligence needed for each property is entirely unique to its location, age, and use and we work with you to understand the attributes and faults of the property before you own it.

We maintain a network of real estate lenders that serve our market. We prepare lender packages for the property or project to assist in locating favorable financing. We manage the real estate closing process by assembling all the documents necessary for the lender and closing to attorney to complete the acquisition.
